Check-in and check-out are all done remotely to give our guests a smooth and seamless process for coming and going. We are always available via message or text if the need arises.
Guest communications/check-in information is handled via unique guest links to our website. This will be handled off of Airbnb working through our systems to deliver the highest quality experience we can.
Quarter 54 is a unique 5 acre community with 19 separate residences on-site. This quaint and quiet neighborhood is a great place to escape the busyness of daily life!
If any problems arise, we will do our best to take action ASAP. Please call repeatedly if emergency needs arise in the middle of night.
Please note that the two main bedrooms are on the second floor while the bathroom is on the main floor and entry is on the rear of the building.

👉Quiet hours between 10pm and 7am
👉Only registered guests allowed on property
Unauthorized late checkout of more than 15 minutes will incur a $50 fee. Unauthorized late checkout of more than 2 hours will incur the full rate of the following night without the ability to stay that night.
Hot Tub Rules & Guest Responsibility
For the safety, comfort, and cleanliness of all guests, use of the hot tub constitutes agreement to the following rules:
✔️ The hot tub is inspected, cleaned, and pH-balanced prior to each guest arrival.
✔️ Shower before entering to remove lotions, oils, sunscreen, makeup, dirt, and deodorant.
✔️ Proper swimwear is required at all times.
✔️ Maximum occupancy: 6 guests.
✔️ No glass, food, or beverages in or around the hot tub.
✔️ Please notify us immediately if the hot tub is not satisfactory prior to use so we can address the issue.
Misuse, Cleaning & Damage Responsibility
-Guests may be held financially responsible for any service calls, maintenance, repairs, or excessive cleaning resulting from misuse, negligence, or failure to follow posted rules when not reported prior to use.
-If the hot tub is left dirty or contaminated and requires draining, refilling, sanitizing, or filter replacement, a $250 surcharge will apply. Additional charges may apply if professional servicing or repairs are required.
-For documentation and verification, pre-arrival and post-departure photos and/or video are taken for every reservation. Any charges will be submitted through the reservation booking channel with supporting evidence.
Hot Tub Availability Disclaimer
While we make every effort to ensure the hot tub is operational and properly maintained, availability is subject to the following conditions:
1) Routine Maintenance
Hot tubs require regular maintenance and periodic servicing to ensure guest safety and equipment longevity. Temporary downtime may occur.
2) Scheduled Service
Scheduled maintenance may occasionally occur during your stay. We strive to minimize any inconvenience whenever possible.
3) Unforeseen Circumstances
Mechanical failures, weather conditions, power outages, or water quality issues may require temporary closure for safety reasons.
4) Alternative Amenities
If the hot tub becomes unavailable, other amenities on the property remain available for guest enjoyment where applicable.
5) No Guaranteed Availability or Compensation
While we understand that hot tub access is an important amenity, availability cannot be guaranteed at all times. Temporary unavailability does not qualify for refunds or compensation.
